Modern family home with large garden in Etten-Leur This traditionally -built, romantic family home is located at the edge of one of the loveliest public courtyards in the Schoenmakershoek neighbourhood of Etten-Leur. The important role that nature had to play in the design of the neighbourhood is manifest. Living here means residing in quiet surroundings while enjoying a spacious garden, with plenty of indoor space. The home has a heat pump which means it's energy efficient. At stone's throw from the countryside and yet the centre of Leur is also close at hand. Bright and generously-proportioned living room. The entrance hall exudes a welcoming feel. This is in part because of the sunlight that illuminates the entrance in a warm, subtle, and indirect way. Our house tour begins in the study. This space is very close to the front door making it an ideal work-from-home space where you can also receive clients. From sunrise onwards, it's lovely to work or study here in the natural light. Did you know that natural daylight improves concentration so it's good for productivity? There's a built-in cupboard for storing your books or files away neatly. But have you discovered its ingenious secret yet? This cupboard contains a clever fold-out desk! Although the space is designated as an office, it can equally serve as a playroom or an additional guest room or bedroom on the ground floor. Open the connecting door between the hall and living room and capture a beautiful view of the garden. The view is unobstructed and creates a feeling of peace. This living room is not only characterised by peace, but also by a feeling of space. The gorgeous daylight filters in through the windows, two sets of patio doors and the bay window, providing and emphasising feelings of peace, spaciousness and a connection with the outside. Cook indoors and dine outdoors on the terrace extension. The dining table is located in front of one of the two sets of patio doors. This table placement was a considered choice so that when the doors are opened, the terrace becomes an extension of the dining area inside. Dining outside and cooking indoors or vice versa. Whatever suits you best. In a house as young as this, a kitchen can hardly be anything other than contemporary. But this particular model also has a timeless feel. The latter is equipped with electricity, water, underfloor heating, and an electric sectional door. First floor with four bedrooms and a spacious bathroom The spacious first floor landing is bright thanks to an oval window, which is a particular feature of this house. The current owners use three of the rooms as bedrooms. The master bedroom is located at the front of the house and therefore gets the most sun. This room benefits from an amazing walk-in wardrobe. This room is large and well lit so it could easily be used as another bedroom too, as it was in the original design. Bedroom 2 also faces the sunny south and is just a fraction more compact in form. The third bedroom is the coolest of the sleeping quarters and, just like the master bedroom, has a walk-in wardrobe or storage area, with a Velux window in the roof. The bathroom on this floor is very spacious and with two separate basins, you won't get in anyone's way while brushing your teeth. The bathtub is a lovely feature. There is also a walk-in shower for anyone who prefers to spend less time on their bathroom rituals. Despite the generous proportions of the bathroom, there is a separate WC. Second floor with two bedrooms and an additional bathroom The second floor landing opens on to a centrally-placed 2nd bathroom and 2 bedrooms. This bathroom contains a walk-in shower, a two-person vanity unit and a WC. The bedrooms to the left and right of the stairs are both generously proportioned. They are both have Velux windows in the roof and air conditioning. The bedroom to the right opens onto the laundry room with connections for a washing machine and tumble dryer and the heat pump installation, providing hot water to the 2nd bathroom, and the heat recovery system. This laundry room also has a Velux window. Spacious garage with indoor access The fully-insulated, indoor garage is accessible from inside the house. It is a very spacious garage with electricity, water, underfloor heating and an electric sectional door. It has a back door opening onto the garden. Deep back garden with several terraces ‘Save the best for last’. It wasn't just a popular song in the 1990s; it applies to this beautiful garden too. Don't expect a formal masterpiece, but rather a version with several beautiful borders, lots of grass, several terraces and a sprinkler system. This is a low-maintenance and child-friendly garden where children can play freely outdoors. The almost 25-metre-deep garden is on the north side of the house. This means that there are always areas of both sun and shade. General: • The house is fully insulated and fitted with floor, wall and roof insulation; • The house has wooden window frames with double glazing except for the dormer window and skylights which are PVC; • The house has concrete upper floors; • The ground floor has a natural stone floor; • A water filter/softener was installed in the meter cabinet in 2019; • Virtually the whole house has built-in picture rails so you never need to put another nail in the wall; • The 1st and 2nd floors are fitted with Novilon flooring with the exception of the bathrooms which are tiled; • The house is heated and cooled with a highly energy-efficient water pump. It's delightfully warm in the winter and pleasantly cool in the summer. There's a separate heat pump for hot water for the 2nd bathroom; • The 2nd floor is air-conditioned; • There is underfloor heating in every room in the house (except the small storage attic above the garage), so there's no need for radiators; • There's parking space for several cars on-site thanks to the double driveway. In addition, there is ample on-street parking too; • Schools and the centre of Leur, with its many shops and restaurants, are within walking distance. The roads to and from Etten-Leur are also close at hand; • A building survey has been performed on the house and is available for consultation from our office. How the heat pump works: The heat pump is in fact a reverse refrigerator, converting low-temperature level heat into higher-temperature level heat. A heat pump takes the place of a traditional heating boiler and supplies heat and hot tap water without you having to do anything; it can also provide cooling. The big advantage of a heat pump is that the net heat provided is greater than the added energy used to run it. This leads to noticeable savings on your energy bill, as heat pump systems do not use natural gas. Schoenmakershoek: Schoenmakershoek is Etten-Leur's newest quarter. It is located to the northeast of the centre. Water and nature play an important role here, not least because of the elongated Schoenmakerspark that runs right through the area, which is unusual for a contemporary new housing estate. It's a lovely place to go for a walk and enjoy nature. The area was first created around the turn of the century and is undergoing further development. You can walk to the port of Leur, called 'De Turfvaart', and to the harbour basin where there's a harmonious blend of old and new buildings. It's full of character. Incidentally, the port is named after a historical event. It was from here that Adriaan van Bergen boarded a peat ship (peat is 'turf' in Dutch) to liberate Breda from the Spaniards. There's a modern-day 'Turfschip' (Peat Ship) in this neighbourhood. This is a contemporary building housing a cultural centre, a hotel, a restaurant and a sports hall. So everything is to hand, including the shops on Van Bergenplein, where a weekly market also takes place on Friday mornings. You can walk from the Lidl and the Jumbo to Gruiterstraat where you'll find a community school with a children's daycare in the De Pijler building. Schoenmakershoek is a very special and forward-looking neighbourhood. As such, there are no natural gas provisions and the houses are heated with heat-pumps and all cooking is electric. The area is easy to access both by public transport and by car. You'll be on the motorway to Breda, Roosendaal, Rotterdam or Antwerp in no time, thanks to the excellent road connections. Schoenmakershoek is an environmentally friendly neighbourhood that you'll just love living in! Etten-Leur: Etten-Leur is a growing municipality with about 44,000 inhabitants, spread over 15 neighbourhoods. It arose from the linear villages of Etten and Leur. After the main road was moved from the core area to the outskirts in 2000, space was created for a new centre and Etten-Leur became a close-knit community. Its central location near highways and cities such as Breda, Rotterdam and Antwerp make it an attractive place to live and work. On the outer ring road, business parks are located where a number of large, well-known companies are based, but there are also lots of local and regional industries. Maison familiale moderne avec grand jardin à Etten-Leur Cette maison familiale romantique de construction traditionnelle est située au bord de l’une des plus belles cours publiques du quartier Schoenmakershoek d’Etten-Leur. Le rôle important que la nature a dû jouer dans la conception du quartier est manifeste. Vivre ici signifie résider dans un environnement calme tout en profitant d’un grand jardin, avec beaucoup d’espace intérieur. La maison dispose d’une pompe à chaleur, ce qui signifie qu’elle est économe en énergie. A deux pas de la campagne et pourtant le centre de Leur est également à portée de main. Salon lumineux et aux proportions généreuses. Le hall d’entrée dégage une atmosphère accueillante. C’est en partie à cause de la lumière du soleil qui illumine l’entrée d’une manière chaleureuse, subtile et indirecte. Notre visite de la maison commence dans l’étude. Cet espace est très proche de la porte d’entrée, ce qui en fait un espace de travail à domicile idéal où vous pouvez également recevoir des clients. Dès le lever du soleil, il est agréable de travailler ou d’étudier ici à la lumière naturelle. Saviez-vous que la lumière naturelle améliore la concentration, ce qui est bon pour la productivité? Il y a un placard intégré pour ranger soigneusement vos livres ou fichiers. Mais avez-vous déjà découvert son ingénieux secret ? Ce placard contient un bureau pliant intelligent! Bien que l’espace soit désigné comme un bureau, il peut également servir de salle de jeux ou de chambre d’amis ou de chambre supplémentaire au rez-de-chaussée. Vous ne pouvez jamais avoir trop de stockage! C’est l’une des raisons pour lesquelles cette maison dispose également d’une buanderie. Cela a un placard intégré pour la famille pour ranger leurs affaires et il y a de la place pour des appareils supplémentaires. C’est aussi l’endroit où les enfants peuvent laisser leurs chaussures sales après un après-midi passé à s’amuser dans le jardin. Les propriétaires actuels utilisent trois des pièces comme chambres. La chambre principale est située à l’avant de la maison et reçoit donc le plus de soleil. Cette chambre bénéficie d’un incroyable dressing. Cette pièce est grande et bien éclairée, de sorte qu’elle pourrait facilement être utilisée comme une autre chambre aussi, comme c’était dans le design original. La chambre 2 fait également face au sud ensoleillé et est juste une fraction plus compacte dans la forme. La troisième chambre est la plus fraîche des chambres à coucher et, tout comme la chambre principale, dispose d’un dressing ou d’un espace de rangement, avec une fenêtre Velux dans le toit. La salle de bain à cet étage est très spacieuse et avec deux lavabos séparés, vous ne gênerez personne en vous brossant les dents. La baignoire est une belle caractéristique. Il y a aussi une douche à l’italienne pour tous ceux qui préfèrent passer moins de temps sur leurs rituels de salle de bain. Malgré les proportions généreuses de la salle de bain, il y a un WC séparé. Deuxième étage avec deux chambres et une salle de bains supplémentaire Le palier du deuxième étage s’ouvre sur une 2ème salle de bains centrale et 2 chambres. Cette salle de bain contient une douche à l’italienne, un meuble-lavabo pour deux personnes et un WC. Les chambres à gauche et à droite de l’escalier sont toutes deux généreusement proportionnées. Ils sont tous deux ont des fenêtres Velux dans le toit et la climatisation. La chambre à droite s’ouvre sur la buanderie avec des connexions pour une machine à laver et un sèche-linge et l’installation de la pompe à chaleur, fournissant de l’eau chaude à la 2ème salle de bain et le système de récupération de chaleur. Cette buanderie dispose également d’une fenêtre Velux. Garage spacieux avec accès intérieur Le garage intérieur entièrement isolé est accessible de l’intérieur de la maison. C’est un garage très spacieux avec électricité, eau, chauffage au sol et une porte sectionnelle électrique. Il a une porte arrière ouvrant sur le jardin. Jardin arrière profond avec plusieurs terrasses 'Gardez le meilleur pour la fin'. Ce n’était pas seulement une chanson populaire dans les années 1990; Cela s’applique également à ce beau jardin. Il fait délicieusement chaud en hiver et agréablement frais en été. Il y a une pompe à chaleur séparée pour l’eau chaude pour la 2ème salle de bain; • Le 2e étage est climatisé; • Il y a du chauffage par le sol dans chaque pièce de la maison (sauf le petit grenier de stockage au-dessus du garage), il n’y a donc pas besoin de radiateurs; • Il y a un espace de stationnement pour plusieurs voitures sur place grâce à la double allée. En outre, il y a aussi un grand parking dans la rue; • Les écoles et le centre de Leur, avec ses nombreux magasins et restaurants, sont accessibles à pied. Les routes vers et depuis Etten-Leur sont également à portée de main; • Une enquête sur le bâtiment a été réalisée sur la maison et est disponible pour consultation à partir de notre bureau. Comment fonctionne la pompe à chaleur : La pompe à chaleur est en fait un réfrigérateur inversé, convertissant la chaleur de niveau basse température en chaleur de niveau plus élevé. Une pompe à chaleur remplace une chaudière de chauffage traditionnelle et fournit de la chaleur et de l’eau chaude du robinet sans que vous ayez à faire quoi que ce soit; Il peut également fournir un refroidissement. Le gros avantage d’une pompe à chaleur est que la chaleur nette fournie est supérieure à l’énergie ajoutée utilisée pour la faire fonctionner. Cela permet de réaliser des économies notables sur votre facture d’énergie, car les systèmes de thermopompes n’utilisent pas de gaz naturel. Schoenmakershoek: Schoenmakershoek est le quartier le plus récent d’Etten-Leur. Il est situé au nord-est du centre. L’eau et la nature jouent un rôle important ici, notamment en raison du parc Schoenmakerspark allongé qui traverse la région, ce qui est inhabituel pour un nouveau lotissement contemporain. C’est un endroit charmant pour se promener et profiter de la nature. La région a été créée au tournant du siècle et fait l’objet d’un développement ultérieur. Vous pouvez marcher jusqu’au port de Leur, appelé « De Turfvaart », et au bassin portuaire où il y a un mélange harmonieux d’anciens et de nouveaux bâtiments. C’est plein de caractère. Incidemment, le port porte le nom d’un événement historique. C’est de là qu’Adriaan van Bergen est monté à bord d’un bateau de tourbe (tourbe est « gazon » en néerlandais) pour libérer Breda des Espagnol...
Wauw! Deze schitterende vrijstaande villa moet u echt met eigen ogen komen bekijken. De woning is gelegen in een prachtig, autoluw hofje in de geliefde wijk Schoenmakershoek. De sierlijst net onder het dak, de ramen met Belgisch hardstenen elementen, het in het oog springend ovalen raam en de bijzondere entree zijn enkele kenmerken van deze stijlvolle villa. In de ruime living met open keuken komt het daglicht heerlijk naar binnen. Voor thuiswerkers is er op de begane grond tevens een mooie werkkamer. Op de verdiepingen zijn totaal maar liefst 5 slaapkamers aanwezig (mogelijkheid tot 6) en 2 badkamers. Meer dan voldoende ruimte dus! Hier wonen staat voor resideren in een rustige omgeving, genietend van de royale tuin met meerdere terrassen. De inpandige garage en de ruime opritten voor 2 à 3 auto’s maken het geheel helemaal af. Lichte woonkamer met ruimtelijkheid als karakteristiek: Statige beukenhagen omlijsten de goedverzorgde voortuin van de Tamboerhof 11. Het past bij de stijl van de villa: Hollands classicisme. Een stijl die overeenkomt met jarendertigwoningen van stedelingen die destijds naar het platteland trokken. We laten de details van buiten binnen op ons inwerken. De huidige bewoners kozen ervoor de stijl op een subtiele manier in het huis door te zetten. Zo is er gebruik gemaakt van plafond- en vloerlijsten. Eén van de eyecatchers van het huis is de eikenhouten trap in de hal. De trap en het zonnetje dat vriendelijk en subtiel de entree verlicht, maken dat we ons bij binnenkomst direct welkom voelen. We beginnen onze rondgang in de werkkamer. Een ruimte die, zo vlak bij de voordeur, heel geschikt is als praktijk aan huis. Zodra de zon opkomt, werk of studeer je hier heerlijk in het zonnetje. Wist je dat natuurlijk daglicht zorgt voor een betere concentratie en zo de productiviteit ten goede komt? In de vaste kast staan boeken of de administratie netjes opgeborgen en heb je het slimmigheidje al ontdekt? Deze kast heeft een uitklapbaar bureau: handig! Hoewel de ruimte is bestempeld als werkkamer, kan hij ook dienen als speelkamer of extra logeer-/slaapkamer op de begane grond. Open in de hal de tussendeur naar de woonkamer en realiseer meteen een mooie zichtlijn door de woonkamer richting de tuin. Deze zichtlijn is open en daarmee is rust gecreëerd. Naast rust is ook ruimtelijkheid karakteristiek voor de woonkamer. Ontstaan door het fijne daglicht dat door de ramen, de openslaande tuindeuren en de erker de weg naar binnen vindt. Probeer de verleiding even neer te strijken op de bank maar te weerstaan. Zittend, met de ogen dicht genieten van de zon op het gezicht… Buiten dineren en binnen koken: het terras als verlengstuk: De eettafel staat voor één van de twee openslaande tuindeuren. Heel bewust, zodat het terras bij het openen van de deuren een verlengstuk wordt van het eetgedeelte binnen. Buiten dineren en binnen kokkerellen of vice versa: het is allemaal mogelijk. De keuken is tijdloos. De lichte kleurstelling, het composieten aanrechtblad en het gebruik van rvs dragen daar allemaal aan bij. De keuken is van alle kookgemakken voorzien. Inclusief een Quooker-kraan voor extra kookgemak. Prettig is ook de hoeveelheid bergruimte (ook rondom het kookschiereiland), die heb je immers nooit te veel. Vandaar dat dit huis ook een bijkeuken heeft. In de vaste kast kunnen bewoners nog meer spullen kwijt en er is ruimte voor extra apparatuur. Voor de kids is dit bovendien dé plek om vuile schoenen achter te laten na een middagje ravotten in de tuin. Het is ook de weg naar binnen wanneer je de auto in de garage (met elektra, water, vloerverwarming en elektrische sectionaaldeur) hebt geparkeerd. Eerste verdieping met drie slaapkamers en grote badkamer: Op de eerste verdieping is een lichte overloop met mooi daglicht door het karakteristieke ovalen raam. De huidige bewoners hebben op deze verdieping drie slaapkamers gerealiseerd. De grootste slaapkamer ligt aan de voorzijde van het huis en is daarmee het zonnigst. Fijn aan deze kamer is de grote ‘inloopkast’. Vanwege de grootte en de hoeveelheid daglicht, is deze ruimte overigens ook te gebruiken als extra slaapkamer. Slaapkamer twee ligt ook op het zonnige zuiden en is bijna net zo groot als de eerste slaapkamer. De derde slaapkamer is het koelste slaapvertrek en heeft net als de masterbedroom een ‘inloopkast’ c.q. bergkamer (met Velux-dakraam). De slaapkamer rechts geeft bovendien toegang tot de wasruimte met aansluitingen voor de wasmachine, droger, de opstelling van de warmtepomp en de warmteterugwininstallatie. Diepe achtertuin met meerdere terrassen: ‘Save the best for last’. Het was niet alleen een populaire song in de jaren negentig; het is ook een gezegde dat op deze prachtige tuin slaat. Het is een exemplaar met een aantal fraaie borders, veel gras en meerdere terrassen. Onderhoudsvriendelijk én kindvriendelijk waarin kinderen ongedwongen kunnen buitenspelen. Terwijl het op het terras halverwege volop genieten is van de warme zonnestralen. Achter in de tuin neem je plaats wanneer je graag de zonsondergang gadeslaat. Dat is groots genieten pur sang. Algemeen: • De woning is volledig geïsoleerd en voorzien van vloer-, muur- en dakisolatie; • De woning heeft houten kozijnen met dubbele beglazing, met uitzondering van de dakkapel en de dakramen, deze zijn van kunststof; • De woning heeft betonnen verdiepingsvloeren; • De begane grond is voorzien van een natuurstenen vloer; • In de meterkast is een waterfilter/ontharder (2019) geplaatst; • De 1e en 2e verdieping zijn, m.u.v. de betegelde badkamers, voorzien van linoleum; • De woning wordt verwarmd en gekoeld met een zeer energiezuinige warmtepomp.
