The villa is located on 1300 m2 of dune land with lots of privacy at the end of a dead end street next to the edge of the forest and the dunes of Roosdunen. Through the dunes it is about a 10 minute walk to Ballumerstrand and also 10 minutes to the picturesque village of Ballum. A 5-minute walk away is the outdoor swimming pool where you have free entrance (1/2 May till September). Around Ballum you will find beautiful nature reserves for walking and cycling and from here you can easily explore the entire island. Layout house The design has mainly thought about your comfort. There is a practical utility room (with separate entrance) ideal for boots, beach gear or wet coats; here is also an outside tap, sink, washing machine / dryer combination. In the spacious hall you will find the toilet and the stairs to the top. Alegria has a spacious, attractive living room with a comfortable sitting area, flat screen television, underfloor heating and a gas fireplace. In the bookcase you will find, in addition to a large stock of books, also board games. There is an open kitchen with a large table where you can eat with 10 people. The kitchen is equipped with state-of-the-art appliances, including a dishwasher. The patio doors lead to the terrace which also has a large dining table for 10 people. Bedrooms (4+) On the ground floor is a separate 2-person bedroom with ensuite bathroom (toilet, shower and sink). This room has patio doors to the semi-covered terrace of approximately 62m2 on the south. Good to know is that everything on the ground floor is on the ground floor without thresholds. Upstairs are 3 bedrooms + an extra room. The 3 bedrooms all have 2 box-spring beds. One room also has a desk and television. In addition to the 2 beds, one bedroom also has a nice box bed as a 9th sleeping place. There is enough space for a cot in two bedrooms. The luxurious, comfortable box-spring beds measure 90x210 and can be placed separately or against each other. All rooms have ample closet space. During warm summer evenings, the ceiling fans in the bedrooms can provide cooling. The extra room has an extra bed and sofa, making it ideal as an extra sleeping area for children. It is also furnished as a children's playroom. Wellness and Bathrooms (3) Upstairs is a 2-person infrared sauna and there are 2 bathrooms, one with a sink and shower and a large bathroom with bath, spacious walk-in shower, double sink and toilet. There is also a separate toilet. There is another bathroom in the bedroom on the ground floor (see bedrooms). Outside Along the entire south side is the large sheltered terrace of approximately 62m2 with lovely sun loungers and a large dining table (10 persons). In the summer you can eat outside with the electric barbecue! There is a playhouse in the garden. The garden has been left as natural as possible with dunes and trees and completely surrounded by a fence (ideal with children or pets). It is so quiet here that you can hear the sea and the owls at night. On clear nights, you can count shooting stars from the lounge chairs on the terrace. The house is very child-friendly. The stairs above can be closed with a stair gate, so that children can move freely and safely. The extra (bed) room is furnished as a playroom with television, toys and games. Durch die Dünen sind es ca. 10 Min. Fußweg zum Ballumer Strand, und das Dorf Ballum ist ebenfalls in 10 Min. erreichbar. Das Freibad (mit einer Wasserrutsche) ist in 5 Minuten zu Fuß erreichbar. Um Ballum herum finden Sie schöne Naturschutzgebiete zum Wandern und Radfahren. Von hier aus können Sie bequem die ganze Niederländische Nordseeinsel erkunden. Aufteilung der Wohnung: Beim Design wurde vor allem auf Komfort geachtet. Es gibt einen praktischen Hauswirtschaftsraum (mit separatem Eingang), ideal für alle Jacken und Strandausrüstungen. Hier befindet sich auch ein‚ Outdoor’-Wasserhahn, Waschbecken und eine Waschmachine/Trocknerkombi. Im großen Eingangsbereich finden Sie das Gäste-WC und die Treppe zur ersten Etage. Door de duinen is het ongeveer 10 min. lopen naar het Ballumerstrand en ook 10 min. naar het pittoreske dorpje Ballum. Op 5 minuten lopen is het openluchtzwembad waar je gratis entree hebt. Rondom Ballum vind je prachtige natuurgebieden om te wandelen en te fietsen en van hieruit kunt je gemakkelijk het hele eiland verkennen. Indeling woning Bij het ontwerp is vooral gedacht aan uw comfort. Er is een praktische bijkeuken (met aparte ingang) ideaal voor laarzen, strandspullen of natte jassen; hier is tevens een buitenkraan, gootsteen, wasmachine/drogercombi. In de ruime hal vindt u het toilet en de trap naar boven. Alegria heeft een ruime, sfeervolle woonkamer met een comfortabele zithoek, flatscreen televisie, vloerverwarming en een openhaard op gas. In de boekenkast vindt u, behalve een ruime voorraad boeken, ook gezelschapsspellen. Er is een open eetkeuken met grote tafel waar u met 10 personen aan kunt eten. De keuken is voorzien van geavanceerde apparatuur, waaronder een vaatwasser. De openslaande deuren leiden naar het terras met ook een grote eettafel voor 10 personen. Slaapkamers (4+) Op de begane grond is een afzonderlijk gelegen 2-persoons slaapkamer met badkamer ensuite (wc, douche en wastafel). Deze kamer heeft openslaande deuren naar het half overdekte terras van ongeveer 62m2 op het zuiden. Goed om te weten is dat alles op de begane grond gelijkvloers is zonder drempels. Boven zijn 3 slaapkamers + een extra kamer. De 3 slaapkamers hebben allen 2 boxspringbedden. Één kamer heeft ook een bureau en televisie. Één slaapkamer heeft naast de 2 bedden ook nog een leuke bedstee als 9e slaapplaats. In twee slaapkamers is voldoende ruimte voor een kinderbedje. De luxe, comfortabele boxspringbedden hebben het formaat 90x210 en kunnen apart of tegen elkaar geplaatst worden. Alle kamers hebben voldoende kastruimte. Tijdens warme zomeravonden kunnen de plafondventilatoren op de slaapkamers verkoeling bieden. De tuin is verder zo natuurlijk mogelijk gelaten met duintjes en bomen en geheel omgeven door een hekwerk (ideaal met kinderen of huisdieren). Het is hier zo rustig dat u de zee kunt horen en 's nachts de uilen. Tijdens heldere nachten kunt u vallende sterren tellen vanaf de ligstoelen op het terras. De woning is zeer kindvriendelijk.
