Villa Sun is a newly built (2024), luxurious thatched villa on the edge of Ballum, 1.1 km from the beach. Everything has been thought of; relax in the Finnish sauna, cool off under the outdoor shower, warm up by the fireplace in winter and enjoy the lovely terrace when the weather is nice! These villas are made to enjoy all year round. Are you coming with more than 6 people or 2 families? Then also take a look at Sea! LAYOUT OF HOUSE Villa Sun is a semi-detached house (can also be rented together). There is an entrance with wardrobe, guest toilet, living room with fireplace, open kitchen, Finnish sauna, exit to terrace, bedroom with ensuite bathroom. The stairs to the upper floor lead to two bedrooms and a bathroom. The lovely living room on the ground floor has a corner sofa, flat screen and fireplace. Adjacent is the large dining table for 6 people and a modern cooking island. The kitchen is equipped with all conveniences. BEDROOMS (3) One double bedroom is located on the ground floor with ensuite bathroom. Upstairs are two double bedrooms. BATHROOMS (2) AND SAUNA The separate bathroom with bath, sink, toilet and shower is located on the first floor. The second bathroom is a shower, sink and toilet ensuite to the bedroom on the ground floor. On the ground floor is a spacious Finnish sauna and you can step outside under the lovely outdoor shower. OUTSIDE There is a large terrace with garden furniture, lounge sofa, outdoor shower and hammock. The garden is surrounded by greenery. There is a private parking space at the house. SURROUNDING Around Ballum you will find beautiful nature reserves for walking and cycling and from here you can easily explore the entire island. At Roosdunen there is an outdoor swimming pool and a tennis court (outdoor). The beach is approximately 1100 meters away and the village of Ballum is approximately 850 meters away. * the villas are currently being built. Es gibt einen Eingang mit Garderobe, Gäste-WC, Wohnzimmer mit Kamin, offene Küche, finnische Sauna, Ausgang zur Terrasse, und Schlafzimmer mit eigenem Bad. Die Treppe führt zu zwei Schlafzimmern und einem Badezimmer. Das schöne Wohnzimmer im Erdgeschoss verfügt über ein Ecksofa, einen Flachbildschirm und einen Kamin. Angrenzend befindet sich der Esstisch für 6 Personen und eine moderne Kochinsel. Die Küche ist komplett ausgestattet. SCHLAFZIMMER (3) Im Erdgeschoss befindet sich ein Doppelzimmer mit eigenem Bad. Im Obergeschoss befinden sich zwei Doppelzimmer. BADEZIMMER (2) UND SAUNA Das separate Badezimmer mit Badewanne, Waschbecken, Toilette und Dusche befindet sich im ersten Etage. Das zweite Badezimmer verfügt über eine Dusche, ein Waschbecken und eine Toilette beim Schlafzimmer im Erdgeschoss. Im Erdgeschoss befindet sich eine geräumige finnische Sauna und gegenuber können Sie nach draußen gehen unter der wunderbaren Außendusche. AUSSEN Es gibt eine große Terrasse mit Gartenmöbeln, Loungesofa, Außendusche und Hängematte. Der Garten ist von viel Grün umgeben. Es gibt einen privaten Parkplatz am Haus. UMGEBUNG Rund um Ballum finden Sie schöne Naturgebiete zum Wandern und Radfahren und von hier aus können Sie bequem die ganze Insel erkunden. Roosdunen hat ein Schwimmbad, einen Tennisplatz (draußen) und einen Minigolfplatz. Der Strand ist etwa 1100 Meter entfernt und das Dorf Ballum etwa 900 Meter. * Die Villen werden derzeit gebaut. INDELING WONING Villa Sun is een 2-onder-1 kap woning (ook samen te huur). Er is een entree met garderobe, gastentoilet, woonkamer met haard, open keuken, Finse Sauna, uitgang naar terras, slaapkamer met badkamer ensuite. De trap naar boven leidt naar twee slaapkamers en een badkamer. De heerlijke woonkamer op de begane grond beschikt over een hoekbank, flatscreen en haard. Aansluitend is de grote eettafel voor 6 personen en een modern kookeiland. De keuken is voorzien van alle gemakken. SLAAPKAMERS (3) Één 2-persoons slaapkamer bevindt zich op de begane grond met badkamer ensuite. Boven zijn twee 2-persoonsslaapkamers. BADKAMERS (2) EN SAUNA De grote badkamer met ligbad, wastafel, toilet en douche bevindt zich op de eersteverdieping. De tweede badkamer is een douche, wastafel en toilet ensuite op de slaapkamer op de begane grond. Op de begane grond is een ruime Finse Sauna en stap je zo door naar buiten onder de heerlijke buitendouche. BUITEN Er is een groot terras met tuinset, loungebank, buitendouche en hangmat. De tuin is omringt door groen. Er is een eigen parkeergelegenheid bij het huis. OMGEVING Rondom Ballum vindt u prachtige natuurgebieden om te wandelen en te fietsen en van hieruit kunt u gemakkelijk het hele eiland verkennen. Op Roosdunen is het openluchtzwembad en een tennisbaan (buiten). Het strand ligt op ongeveer 1500 meter afstand en het dorpje Ballum op ca 900 meter. * momenteel worden de villa's gebouwd.
