We enter the hallway through a glass door, and immediately catch a glimpse of colours and natural light on the other side, inviting us to discover a communal garden full of trees, ivy and light, with views of the island's canals and two water gates at our disposal.
We re-enter the hallway and take the lift up to the third and top floor to enter the flat, where we immediately notice the wooden floors and the light that generously radiates from them and accompanies us to the living area. We are greeted by this large open space with an open kitchen, and trying, almost out of curiosity, to sit on the sofa, from the large French window we can see the trees in the park as far as the former convent of San Cosmo and the Molino Stucky.
Finally, we move on to the sleeping area, where we find a well-arranged bathroom and then a bedroom, which is also very airy, with another French door overlooking the calle.
Leaving the flat, we walk down a final flight of stairs which finally opens the door to a wonderful condominium terrace with views over the South Lagoon on one side and the city's rooftops on the other, as far as La Salute and San Marco.
We pause, inevitably, for a few more moments and consider how this property is an excellent investment opportunity - thanks also to the presence of septic tanks - but also an extraordinary vantage point for experiencing the enchantment of Venice at any time.

Entriamo dall'androne, da una porta di vetro, e intravvediamo subito colori e luminosità naturale dall'altra parte, che ci invitano a scoprire un giardino comune ricco di alberi, edera e luce, con scorci sui canaletti dell'Isola e due porte d'acqua a nostra disposizione.
Rientriamo nell'androne e saliamo con l'ascensore al terzo e ultimo piano per entrare nell'appartamento, dove notiamo subito i pavimenti in legno e la luce che li irradia generosamente e ci accompagna fino alla zona giorno. Ci accoglie questo ampio open space con cucina a vista, e provando, quasi per curiosità, ad accomodarci sul divano, dalla grande portafinestra possiamo vedere gli alberi del parco fino all'ex convento di San Cosmo e il Molino Stucky.
Ci spostiamo infine nella zona notte, dove troviamo un bagno ben disposto e poi una camera, anch'essa molto ariosa, con un'altra porta-finestra che dà sulla calle.
Uscendo dall'appartamento percorriamo un'ultima rampa di scale che infine ci apre le porte su una stupenda terrazza condominiale con vista, da una parte sulle Laguna Sud e dall'altra sui tetti della città, fino alla Salute e a San Marco.

Wir werden von diesem großen, offenen Raum mit offener Küche begrüßt und versuchen, fast aus Neugier, auf dem Sofa Platz zu nehmen. Von der großen Fenstertür aus können wir die Bäume im Park bis hin zum ehemaligen Kloster San Cosmo und dem Molino Stucky sehen.
Schließlich begeben wir uns in den Schlafbereich, wo wir ein gut eingerichtetes Badezimmer und ein Schlafzimmer vorfinden, das ebenfalls sehr luftig ist und eine weitere Flügeltür mit Blick auf die Calle hat.
Beim Verlassen der Wohnung gehen wir eine letzte Treppe hinunter, die schließlich die Tür zu einer wunderschönen Wohnungsterrasse öffnet, von der aus man auf der einen Seite die Südlagune und auf der anderen Seite die Dächer der Stadt bis hin zu La Salute und San Marco sehen kann.
Unweigerlich halten wir noch einige Augenblicke inne und denken darüber nach, dass diese Immobilie eine hervorragende Investitionsmöglichkeit darstellt - auch dank der vorhandenen Klärgruben -, aber auch einen außergewöhnlichen Aussichtspunkt, um den Zauber Venedigs jederzeit zu erleben.
